What should the city of the future look like?

Human or nature – or rather both?

The woods, the Eisbach river – a total of 10 hectares of mature nature form the green surroundings of the new district. It will be preserved in its entirety. In addition, parts of the asphalt surfaces will be unsealed, and denatured areas will be revitalised, resulting in a unique quality of life. For example, in summer it is about three degrees cooler here than on Maximilianstrasse. Sounds good, doesn’t it?

CO₂? As little as possible, please!

To minimise the entire district’s carbon footprint, we deliberately use nature: the Eisbach river facilitates the use of a hydroelectric power station and will cool the data centre on the premises in the future. Intelligent use of waste heat and photovoltaic panels on almost all the roofs will also provide the district with environmentally friendly energy. This makes the new Tucherpark in the Eisbach district ecological and efficient in operation and sets new standards for future projects in and around Munich.

For example, one of Europe’s most environmentally friendly data centres is being rebuilt here, adapted for the future – six storeys, underground and right on the banks of the Eisbach river. It will offer maximum security and, thanks to its innovative use of waste heat, will even contribute to the energy supply of the future site.

So, what can employees at the Eisbach district look forward to? A 15%* increase in productivity thanks to less stress over the long term, solely due to the surroundings. What makes the new Tucherpark in the Eisbach district so unique?

Tucherpark is becoming a new district: the “Eisbachviertel”, or Eisbach district – Munich’s first city-centre district in a green setting. A unique place that combines living, working and leisure in a natural environment, it is being created on a historic site in a central location with a total area of 14 hectares. Some 10 hectares are dedicated to nature, including green spaces, mature trees, biotopes and the Eisbach river, which runs through the entire district, connecting it all. Diverse, sustainable and forward-thinking.

Why is the new Tucherpark in the Eisbachviertel not just housing?

At least 600 new apartments will be built in the new Tucherpark. But that is just the beginning. Instead of simply creating a one-dimensional living space, the new Tucherpark in the Eisbach district is based on a holistic urban and residential design concept. A nature-filled, lively district with modern leisure and sports facilities, new offices on the doorstep – for living and working in the same place, with day-care facilities, a health centre, a hotel and restaurants, a supermarket, the “Eisbachwelle” (surfing wave), and much more. In short, it’s a district where nature and people come first. Today, we call it “green urban living”; tomorrow, it will be considered the norm.

When will the new Tucherpark in the Eisbach district be completed?

All areas of the new Tucherpark in the Eisbach district are scheduled for completion by mid-2029. The first office spaces are expected to be ready for tenants to move into by the end of 2026. We will share milestones until then. So please check back here occasionally.

What is the mobility concept for the new Tucherpark in the Eisbach district?

Whether on foot, on wheels or by underground: the new Tucherpark in the Eisbach district boasts short distances within Munich. Want to go to Marienplatz? Just hop on your bike and get there in 10 minutes. The underground, the bus and even a new tram stop – currently in the planning stage – are all within walking distance. Even within the district, everything can be reached in 15 minutes max. There is also plenty of space in the underground car parks, complemented by above-ground smart-mobility hubs (bike, e-bike and e-scooter hire). There is something for everyone: distances are short, and everything is designed to be as environmentally friendly as possible. For example, we are planning to offer existing car parks for overnight parking to future residents, while offices can make them available to their employees during the day. Dual use for greater efficiency. Fewer parking spaces and more efficient use of the garages are just some of the many aspects of our integrated mobility concept for the future.

What about heritage protection? How does the new Tucherpark in the Eisbach district protect the historical heritage of Sep Ruf?

Let’s take a short leap into history: with the ensemble of listed buildings in the Tucherpark (named after Baron von Tucher, then spokesman of the board of the Bayerische Vereinsbank, now HypoVereinsbank or UniCredit), the renowned German architect Sep Ruf (Sep Ruf Gesellschaft e.V.) designed a modern vision of the future back in 1969. He created light-flooded, transparent buildings whose DNA still defines our future development.

However, the redesign of the Tucherpark in the Eisbach district affects not only the buildings, but also the entire area of mature nature and architecture. We are developing a prototype for future urban living: a lively district that combines living, working, healthcare and leisure in one place.

Is the new Tucherpark in the Eisbach district part of the English Garden?

Until now, Tucherpark has been a separate area from the English Garden, previously used for industrial purposes. This will change with the new development. Opening up the site will create a gradual, low-impact connection to the English Garden; what was once separate will now merge.

What will happen to the existing green spaces in the new Tucherpark in the Eisbach district?

The existing green spaces and the animals and plants will be naturally integrated into the new Tucherpark in the Eisbach district. Covering 10 hectares of nature in the centre of Munich, the whole area serves as a set of vast “green lungs”. Mature trees, biotopes and the Eisbach river form the natural backdrop for a recreational living and working environment.

What are the sustainable features of the new Tucherpark in the Eisbach district?

The architecture will be converted into a carbon-neutral showpiece project, setting new standards for Munich. Sun and water are the renewable foundation in terms of energy: photovoltaic panels on all the roofs supply the new district with environmentally friendly energy; the Eisbach river feeds the hydroelectric power plant, which supplies the apartments on the site with green electricity. Waste heat from the data centre is intelligently used to heat the hotel and offices. Many other sustainability measures, such as heat pumps and smart building communications, make the district so sustainable.

Is it true that as a tenant in the new Tucherpark in the Eisbach district, you can really save on utility costs?
